[경제]”Review differentiation of compensation according to land holding period in new city”

In the measures to prevent the recurrence of the LH incident, which will be announced within this month, a plan to vary the degree and method of compensation according to the period of possession of the land in the new city is being discussed.

The government is struggling with various methods, such as not giving the right to sell detached houses or apartments to people who bought the land just before the announcement of the new city.

It is a residential-only detached house complex in Samsong District, Goyang, Gyeonggi-do, completed at the end of 2019.

Between the 3rd and 4th floors of new houses, the rich and poor remain, and you can see where construction is in progress.

Prior to the development of the housing site, these detached housing sites were provided at an affordable price to those who handed over the land to LH by amicable consultation among the landowners of the Samsong district in Goyang.

In the case of the metropolitan area, if you have more than 1,000㎡ of land, you can receive priority supply of housing land, which is a negotiated transfer, regardless of whether you live in or the number of houses you own.

In the 3rd new town, if you are homeless, you can choose to sell apartments in the new town instead of housing.

There have been suspicions that the reason why LH executives and employees purchased the land in Siheung, Gwangmyeong in 1,000 square meters was aiming for such a housing site and sale right.

Accordingly, the government is considering not to give housing land or apartment sales rights if the holding period is short, depending on the land holding period in the future.

The Ministry of Land, Infrastructure and Transport said it is reviewing various measures to improve the problems raised so far regarding the negotiated transfer of housing sites.

Experts are calling to tweak the system to keep speculators out of their feet.
