In addition to Gwangmyeong and Siheung, the volume of land transactions increased sharply just before the announcement of the new city designation in other 3rd new cities.

As development information has been leaked in advance, it is raising the possibility that speculative demand has been rushing.

The government has announced that it will build a new city with 17,000 households in Gyeyang-gu, Incheon.

However, a month before the announcement of the new city, it was found that the volume of land transactions has soared here.

In November 2018, Gyeyang-gu’s pure land trading volume was 336 parcels, which was 3.5 times the average monthly trading volume, a record high.

At that time, even when other influential candidate sites were being discussed, this place did not receive much attention, and the news of the designation of a new city was surprising to the residents as well.

A similar situation was reenacted in the 3rd new towns of Goyang Changneung and Bucheon General Manager, announced by the government in May of the following year.

Bucheon, which includes the Daejang new town, continued to trade around 100 parcels per month on average, and then 223 parcels were traded in March, two months before the announcement of the new city.

Deogyang-gu, Goyang-si, where Goyang-Changneung is located, also showed an average of 100-200 parcels, then jumped to 300 parcels in May when the new city was announced.

The flow of land transactions between Gyosan Hanam and Wangsuk Namyangju, the other 3rd new cities, is similar.

Unlike housing, land cannot have a big change in the transaction volume itself unless there is a special policy change, but the transaction volume is concentrated at a certain point in time.

This raises the possibility that people who knew the development information in advance may have participated in the land purchase procession.
