Since the enforcement of the new lease protection law last year, it has been found that rental transactions with monthly rents such as reverse tax have increased.
Increasingly, the increase in rented rent is converted to monthly rent, and the burden of rent for the common people is also increasing.

During the six months from August last year to last month, when the contract renewal application system and the ceiling on rent to cheonsei were introduced, the number of rents for cheonsei apartments in Seoul totaled 75,000 cases.
Among them, 24,000 transactions with monthly rent, which is called the reverse trend, accounted for 32.9% of the total rental transactions.
This is an increase of 4.7 percentage points compared to the six months immediately preceding the enforcement of the new lease law.
Excluding October last year, the share of reverse-trend transactions exceeded 30% in all months and exceeded 40% in November.
By region, an anti-war phenomenon was observed in the Gangnam area where expensive jeonse were concentrated and the outskirts of Seoul.
In Seocho-gu and Songpa-gu, the rate of anti-war tax increased significantly after the enforcement of the new lease law, and Eunpyeong-gu and Guro-gu also increased the proportion of anti-war tax until recently.
As the rental price jumps, more and more landlords are turning the increase in the rental price to the monthly rent.
In the case of an apartment in the Gangnam area, the reverse tax with an exclusive area of 84 square meters has recently increased by 800,000 won to 3.3 million won for the same deposit and monthly rent after the new lease law was implemented.

As rents are rising, the sighs of ordinary people who have to pay monthly rent in cash are deepening.
