On the 23rd, Chosun Biz analyzed the recruitment announcement for private public rental housing residents posted on the Korea Land and Housing Corporation (LH) My Home Portal, and found that the average area of 3995 households supplied to the metropolitan area was only about 36㎡. The number of houses smaller than the rental apartment (44㎡) that President Moon Jae-in visited on the 11th was 2304 households, accounting for 57.6% of the total.
The Ministry of Land, Infrastructure and Transport is expecting that the jeonse-type public rental housing will soothe the increasingly severe jeonse dynasty after the enactment of the 3rd Lease Act. According to the Korea Real Estate Agency, the national charter supply and demand index for the second week of December was 120.2, updating a record high every week. The higher the cheonsei supply and demand index, the higher the demand is compared to the jeonse supply. This means that the jeonse supply and demand imbalance has become extremely deep.
However, it is pointed out that chartered public rental housing available in the market is concentrated in a small area, so it is far from the area desired by end users. According to the data of the Korea Real Estate Agency’s’Chonsei Price Index by Scale’, the rate of increase in rent for apartments in the Seoul metropolitan area last month was 0.44% for exclusive use area △0.44% over 40㎡ △0.99% over 40㎡ and less than 60㎡ △1.23% over 60㎡ and less than 85㎡△ 1.42% of more than 85㎡ and less than 102㎡ △ 0.95% of more than 102㎡ and less than 135㎡. Smaller areas are not in demand so much that their prices have risen the least.
According to LH, only 120 units of private rental housing in the metropolitan area were supplied with an exclusive area of more than 60㎡ and less than 85㎡. There was only one house supplied to Uijeongbu City with a house of over 85 square meters. On the other hand, the number of’one-room rental houses’ that did not reach 20 square meters of exclusive area reached 509 households.
There are many types of purchase rentals that are supplied with 605 households, but there are many types of housing that are relatively wide, but if there is competition, tenants are decided in order of lower income. The first priority is given to the recipients of livelihoods and medical care, and in order to become the second, the average monthly income based on two households must be less than about 2.19 million won. If the average monthly income of two-person households exceeds 4.38 million won, it is placed in the fourth place.
Professor Kwon Dae-jung of the Department of Real Estate at Myongji University said, “This supply only has a large number of households, but will not be very helpful in alleviating the jeonse crisis.” He predicted that “the pre-generation will continue next year due to the misplaced pre-generation policy.”
