Due to the February 4 supply measures, the Lunar New Year holidays, and a notice of an increase in the public housing price for apartments, the number of apartments sold has increased significantly within a month.

According to the apartment transaction price of a real estate big data company (Asil) on the 16th, apartment sales in Seoul as of the day increased 16.8% from a month ago (the 16th of the last month). During this period, sales increased in all 25 districts of Seoul.

Nowon-gu (30.6%) had the largest increase in sales. Following this, Eunpyeong-gu (25.8%), Dobong-gu (23.6%), Seodaemun-Dongdaemun-gu (23.2%), and Jungnang-gu (23.1%) were followed.

Seoul apartment sales gradually increased after the announcement of the 2nd and 4th measures containing the government-led large-scale supply plan and the Lunar New Year holidays. However, prior to June 1, when the holding tax such as comprehensive real estate tax and property tax, more and more multi-homed people are trying to dispose of apartments to avoid the tax burden, sales began to accumulate in earnest. Since June 1, the transfer tax rate of multi-homed people in the area subject to adjustment will increase by 10 percentage points from now, so if multi-homed people with plans to dispose of their homes do not sell it now, the tax burden will increase.

In addition to Seoul, apartment sales in 17 cities and provinces across the country increased. In Gwangju, sales increased by 35% during this period. Daegu (28.7%), Gyeonggi (19.2%), Busan (18.6%), and Sejong (10.2%) all increased by more than 10%.

As apartment sales increase, the rise in sales prices is also weakening. The 84㎡ type of Eunma Apartment in Daechi-dong, Gangnam-gu, Seoul, was sold for 2.4 billion won (9th floor) on the 9th of last month, but on the 2nd of this month, it was sold for 2.32 billion won (6th floor).

In Sejong (70.68%) and Gyeonggi (23.96%), where the official price of apartment houses increased a lot this year, the number of apartment complexes with falling sales prices is increasing. The 114㎡ type dedicated to the first village 5 complex in Hansol-dong, Sejong-si, was sold at a record high of 830 million won (9th floor) on the 6th of last month, but changed to 780 million won (7th floor) on the 8th of this month.
