[이데일리 하지나 기자] The negative public opinion arising out of allegations of real estate speculation by Korea Land and Housing Corporation (LH) employees is spreading to general distrust of public housing. Recently, the demand for’clearing the LH’ is increasing among residents of LH public housing.
According to the Cheong Wa Dae national petition on the 14th, a post titled’Corrupted LH ringing twice for prospective residents of the Newlywed Hope Town, against the naming policy of the Newlywed Hope Town’ was posted. This post currently has 9183 consents.
The author stated that instead of’Honeymoon Hope Town’, the residents of each complex could decide what they want to suit their complex conditions. Furthermore, in all public apartments, residents, not LH CIs, are demanding that only the brand name be decided.
Negative perceptions of LH housing have long been raised. As the perception of’cheap and poor quality apartments’ was formed, terms such as’Elsa (a person from LH company)’ and’rapture (humansia beggar)’ that depreciate the residents became popular.
In fact, the rate of defects per household in public rental housing is increasing every year. In addition, according to data submitted by LH by Democratic Party Rep. Kim Hoi-jae, the rate of defects per household in public rental housing increased from 0.16 cases in 2017 to 0.19 cases in 2018 and 0.28 cases in 2019. Defects occurred in 3 out of 10 public rental housing units.
On the other hand, the rate of defects per household in pre-sale houses decreased from 0.34 cases in 2017 to 0.3 cases in 2018 and 0.22 cases in 2019, and the number of cases also decreased from 4711 cases in 2017 to 1676 cases in 2019.
Apartment complexes with’LH’ removed from the name of the apartment are also appearing due to the negative perception of public rental housing. Beomil LH Ocean Bridge, located in Beomil-dong, Dong-gu, Busan, changed its name to’Ocean Bridge’ in 2018. In the case of LH Wonheung Doraeul Village Complex 2 in Donae-dong, Goyang-si, it was changed to’Doraeul Central The Fore’ after completing the resident consent process in 2019.
As negative public opinion grows due to the recent allegations of LH speculation, the craze for’clearing LH traces’ is expected to intensify. In order to change the name of the apartment, three-quarters of tenants in the apartment house (four-fifth in writing) agree at the tenant’s representative meeting, and the name of the relevant building can be changed only by obtaining permission from the city or county having jurisdiction.
In contrast, the LH side is negative. It is argued that the application of the apartment name should be carefully reviewed in consideration of the weakening of the construction’s identity and the issue of equity with other complexes.
Yeo Kyung-hee, senior researcher at Budongsa 114, said, “Because the brand value has an effect on apartment prices, the preference for LH has not been large, but this speculation suspicion has a greater negative impact on such negative perceptions.”
