As suspicions of land speculation by employees of the Korea Land and Housing Corporation (LH) spread rapidly, suspicion of speculation is also rising in the’Yeonho Public Housing District’ in Suseong-gu, which is called Gangnam in Daegu. This is because land transactions have increased sharply a year before the designation of the district, and more than half of the land was traded in a’split-of-stake’ method, in which several people gathered and invested money. According to the Ministry of Land, Infrastructure and Transport’s actual transaction price disclosure system on the 9th, land transactions in Yeonho-dong, the planned site for the development of the Yeonho public housing district designated in May 2018, were only 37 in 2015 and 46 in 2016, but increased by 52% from the previous year to 70 in 2017. .
In particular, 42 cases, 60% of the land traded in 2017, were identified as split-off transactions. It is a sector that raises speculation suspicions as it appears to have acquired development information in advance and jointly raised investment funds. In the case of speculation in the new city of Gwangmyeong-siheung, Gyeonggi-do, a transaction in the form of’split stakes’ seems to have spread to Yeonho district as well. The splitting of shares was carried out in a variety of lands, including forest fields and rice fields included in the development restriction zone, as well as land in the first class general residential area. There were 7 transactions in the development restricted area, in some cases, from as little as 100 million won to as much as 3 billion won. In the case of development-restricted areas, it can be assumed that the purchase was made through pre-development information, as it is not easy to trade if transactions are not conducted well and if there is no confidence in the development.
Recently, it was known that an employee who worked at LH’s Daegu-Gyeongbuk Regional Headquarters recently mentioned Yeonho district through an in-house messenger and said, “I am preparing for joint investment by collecting money with my brother’s friends because I am going up unconditionally. Since Yeonho District was designated as a public housing district in 2018, LH employees cannot buy land. The employee is known to have mentioned, “Even if it is cut off, the land profits are more than the company’s lifelong money anyway.” A resident here also said, “Since 2017, dozens of villas have been newly built, reminiscent of construction boards in each neighborhood.”
