When Gwangmyeong and Siheung districts in Gyeonggi-do were selected as the 6th 3rd new city, the real estate market is exciting. With its excellent accessibility to Gangnam and planning of 70,000 households, the largest of the 3rd new towns, the attention of consumers is being focused.
On the 24th, the Ministry of Land, Infrastructure and Transport announced a plan to promote new public housing sites to expand the supply of housing in metropolitan areas. Accordingly,’Gwangmyeong Siheung New City’ with an area of 12.71 million square meters and 70,000 households will be created in Gwangmyeong-dong and Okgil-dong, Noonsa-dong, Gahak-dong, and Siheung-si Gwarim-dong, Mujinae-dong and Geumi-dong in Gwangmyeong-si, Gyeonggi-do.
It is 4.3 times the size of Yeouido in Seoul (3.8 million square meters), the largest among the 3rd new towns, and is comparable to Bundang and Dongtan New Towns with 100,000 households. Gwangmyeong Siheung New Town plans to start selling in 2025 after pre-subscribing in 2023.
The reason why Siheung New Town in Gwangmyeong attracts the most attention among the 3rd new cities is its accessibility to Seoul. Gwangmyeong is close to Geumcheon-gu and Guro-gu in Seoul, making commuting convenient, and there are Seoul Subway Line 7 and Gangnam Ring Expressway heading to Gangnam, so it is possible to access the Gangnam area in 20 to 30 minutes. In addition, it is evaluated that it has a traffic network that is located to subway line 1 and KTX Gwangmyeong Station.
With the designation of the 3rd new city, the transportation network will be further improved as the railway traffic network connecting the Shinansan Line, the GTX-B line, and the 2nd Gyeongin Line, which are currently under construction and planning, are planned. When the transportation network is established, access to Yeouido in 20 minutes (transfer to GTX) and 25 minutes to Seoul Station (transfer to Line 2) will be possible.
In addition, a wide-area bus transfer facility (ex-HUB) in connection with the 2nd Gyeongin Expressway will be established, and a circular public transport system (BRT, etc.) within the district will be established to eliminate the blind spot of public transport, as well as a connection plan with the Seoul section BRT.
Traffic conditions will also be improved by expanding Beoman-ro, Suin-ro, and Bakdal-ro. The establishment of a smart IC on the first ring road in the metropolitan area and improvement of road connections around the Mokgam IC will also be reviewed to improve accessibility and congestion.
As the Gwangmyeong Siheung area was developed as a Bundang-level new city with accessibility to Seoul, a blue light was also lit up to attract companies. In particular, the Gwangmyeong Siheung area is emerging as the center of the 4th industry in the metropolitan area as the Gwangmyeong Siheung Techno Valley project, which is attracting attention as the Korean version of Silicon Valley, is also underway.
■ Pay attention to’Gwangmyeong Tiamo IT Tower’, the largest beneficiary complex in Siheung New City, Gwangmyeong
In the area of Haan-dong, which is emerging as a new business district adjacent to Siheung New Town, Gwangmyeong,’Gwangmyeong Tiamo IT Tower’ is receiving attention after being sold for sale. Implemented by Daon Construction Co., Ltd. and constructed by Poongsan Construction Co., Ltd., this complex will be built with 4 basement levels to 16 floors above ground, a total floor area of 56,670㎡, and a total of 458 rooms.
‘Gwangmyeong Tiamo IT Tower’ is a gateway location in the southwestern part of the metropolitan area, adjacent to Geumcheon-gu, Seoul, and has excellent accessibility to Seoul. Through the Seoul Subway Line 7 Cheolsan Station and the Line 1 Doksan Station within a radius of 2 km, you can quickly move to downtown Seoul such as Gangnam, Yongsan, and City Hall. In particular, Sindoksan Station, two stops away from Post Office Intersection, is a transfer station on the Sinansan Line, which is scheduled to open in 2024, and is expected to improve accessibility to Ansan, Siheung, and Yeouido. In addition, with the benefit of Gwangmyeong Siheung New City, accessibility to Seoul is expected to improve further as various transportation networks linked to Seoul, such as the GTX-B line, the 2nd Gyeongin line (pre-tapping), and the Seoul section BRT, will be expanded.
The western arterial road is currently undergoing an underground project. When the project between the southern end of Seongsan Bridge and Geumcheon IC is completed, the travel time to downtown Seoul such as Yeouido, Mapo, Gwanghwamun and Jongno by vehicle is expected to be considerably reduced. In addition, the Gwangmyeong-Seoul Expressway, which connects the opened Seoul Munsan Expressway and the Suwon Gwangmyeong Expressway, is also under construction. When it opens in 2025, major cities in the southwestern part of the metropolitan area are expected to be easily moved.
