The subscription fever is blowing in non-regulated local areas. In December of last year, the Ministry of Land, Infrastructure and Transport designated 36 additional locations nationwide, including Changwon, Gyeongsangnam-do, and Paju, Gyeonggi-do, as target areas for adjustment. In fact, as the whole country is bound by regulatory influence, subscriptions in the few unregulated areas are drawing attention.
According to the Korea Real Estate Agency’s subscription home on the 24th, POSCO E&C recruited 462 households (excluding special supplies) from the first-order subscription of’The Sharp Ocean City 2nd’, which is being sold in Gunsan, Jeollabuk-do, and 27,150 subscription bankbooks were gathered. The average competition rate was 58.8:1. It is the highest subscription competition rate in Gunsan history, and the largest number of applicants in a single complex.
All seven housing types have closed their subscriptions in the first priority area. The highest competition rate came from a 143㎡ type of exclusive area with 141.0:1. In particular, among the first-ranked applicants, the number of first-ranked applicants from Gunsan was 23,386. As of the end of January, total number of bankbooks in Gunsan are 63,458 housing subscription savings, 699 subscription deposits, and 86 subscription payments. Considering this, it means that more than 1 in 3 people have subscribed to this apartment.
As the government binds local metropolitan cities and major cities under regulations, the subscription competition rate is soaring in non-regulated small and medium-sized cities. Existing house prices are also rising. Representatives include Asan City in Chungnam, Gimhae, Yangsan, and Geoje in Gyeongnam.
The price of pre-sale tickets is soaring. The 84㎡ pre-sale ticket for’Tangjeong District G-Well City Prugio’ located in Tangjeong-myeon, Asan-si, was traded for 6850.6 million won in January. This is about twice as much as the pre-sale price (about 350 million won). In the case of Sasong New Town, Yangsan City, Gyeongnam Province, house prices are also rising as government regulations are circumvented. ‘Sasong The Sharp Desiang’ C-1 block 84㎡ pre-sale was sold for 474.90 million won in December last year. It rose more than 100 million won from the pre-sale price.
In Gimhae, Gyeongsangnam-do, Daewoo E&C will sell’Gimhae Prugio High-end Secondary’ (1380 households) in 1 lot of block 2 of urban development zone in Andong 1 district. In Geoje, large construction companies such as POSCO E&C and DL E&C (formerly Daelim Industrial) are starting to supply the large complex. There are no restrictions on reselling sales rights and re-winning as it is an unregulated area with’The Sharp Geoje Diclive’ (1288 households) and’e Pyeonhan World Geoje Euro Sky’ (1113 households).
