▶ Rights Commission, recommends improvement of real estate brokerage fee system
With the recent rise in house prices, real estate brokerage fees have risen, and complaints related to the’compensation conflict’ related to real estate brokerage fees have increased significantly, and the Rights and Interest Committee initiated a direct system review.
The KFTC proposed four policy measures to reduce the burden on the public and find a solution for win-win that even public brokers can accept.
Currently, real estate brokerage fees vary according to the contract type and transaction amount.
In the case of trading contracts, transactions between KRW 200 million and less than KRW 600 million are determined within 0.4%, between KRW 600 million and less than KRW 900 million, 0.5%, and KRW 900 million or more are determined within 0.9%.
If you sign an apartment sale contract worth 1 billion won, the brokerage fee is up to 9 million won.
If the 1st plan recommended by the Korea Rights Commission, that is, divided into 7 steps from the current 5th step, is applied, the 1 billion won apartment sales and brokerage fee will be reduced to 5.5 million won.
In addition, the KFTC recommended measures to minimize the occurrence of disputes and protect clients during the housing brokerage transaction process, and to prepare measures to exempt or reduce brokerage fees for the disadvantaged class by local governments in consideration of income level and housing size.
The Ministry of Land, Infrastructure and Transport announced that it will actively review these recommendations for improvement of the rights and interests committee and promote improvement of intermediary services from June to July.
In addition, a TF for brokerage repair and improvement of brokerage services will be organized at the end of this month under the supervision of the Ministry of Land, Infrastructure and Transport for communication with stakeholders such as public brokers.
