[2·4대책] Reinforcement of benefits for public maintenance projects…Exemption from replanting and floor area ratio up to 120%

‘Public-led 3080, a plan to expand housing supply in metropolitan areas’
Up to 30% improvement in maintenance business profitability

[서울=뉴스핌] Reporter Dong-Hoon Lee = The government increases benefits for reconstruction and redevelopment maintenance projects to expand housing supply. However, it will only be terminated if a project is conducted with a public institution.

This is a method of reducing the collection of donations paid by members and exempting the reconstruction of excess profits from reconstruction. The government estimates that the maintenance business will become more active as the profitability of the maintenance business increases.

On the 4th, according to the government and the Ministry of Land, Infrastructure and Transport,’Public-led 3080, a plan to radically expand the supply of housing in metropolitan areas’ was announced.

If you participate in public maintenance projects, you do not have to pay the excess profits for reconstruction. This is a system in which up to 50% of the excess amount is returned as a burden if the profits earned by members from reconstruction exceed the average of 30 million won per person, minus the increase in nearby house prices and expenses. This is to be exempted.

The two-year residence obligation period for reconstruction members is also not applied. Recently, a rule was applied that requires members to live for two years prior to the establishment of the union to receive the right to sell. Participation in public maintenance projects also excludes this regulation.

In addition, it plans to increase the legal floor area ratio by up to 120% and reduce the burden of donations. The Ministry of Land, Infrastructure and Transport explained that this would increase the business profitability of members by up to 30%.

An official from the Ministry of Land, Transport and Maritime Affairs said, “We have decided to loosen some regulations in order to revitalize the maintenance project in the private market,” and said, “We expect the market for public maintenance projects to expand as profitability improves.”
