A, in his 50s, living in Seongdong-gu, Seoul, purchased an apartment worth 600 million won in 2017 and registered for an 8-year long-term rental.
Although the transfer of the house within the lease obligation period is illegal, Mr. A sold the house in less than three years and earned a capital gain of 400 million won.
Mr. B, in his 60s in Jungnang-gu, Seoul, reported that in 2015 he received a tenant after registering an apartment with a city value of 320 million won for five years.
However, while I lived, I enjoyed various tax benefits that came back to the rental business.
Mr. A and Mr. B were levied fines of 30 million won and 10 million won, respectively, and the rental business registration was also canceled.
The Ministry of Land, Infrastructure and Transport has conducted a thorough investigation of 1.6 million units owned by 530,000 rental companies for four months since September last year, and found 3,600 cases of violations of public obligations like Mr. A and Mr. B.
Many cases included refusal to renew the re-account during the rental obligation period or failing to meet the 5% rent increase ceiling.
In the metropolitan area, where 67% of registered rental housing is concentrated, the number of obligatory violations was 1,900, and 1,700 cases were detected in rural areas.
By housing type, apartments were the most at 38%, followed by multi-family and multi-family.
The government is also investigating whether or not tax evasion has been canceled by canceling the rental registration of the companies caught this time and passing the data to the National Tax Service.
In addition, from June, we plan to check once again for cases of violating the rent increase limit or reporting the lease.
