Seoul apartment price exceeds 40 million won per 3.3㎡ for the first time

The average sale price of apartments in Seoul exceeded 40 million won per 3.3㎡ for the first time.

It has risen over 20% in a year.

It is noteworthy whether the government’s provisions for supply before the new year can alleviate this overheating of house prices.

The average selling price of apartments in Seoul last month, as surveyed by KB Kookmin Bank, was 1,043 million won, up 20% from a year ago.

When the average sale price is converted into 3.3㎡ units, it is 40.4 million won.

It has exceeded 40 million won for the first time since the survey began in April 2013.

As Nowon, Seongbuk, and Gangbuk rose steeply, the increase rate of 14 autonomous districts in the Gangbuk region was 25.2%, surpassing 11 districts in the Gangnam region.

However, as the 3 districts of Gangnam continued to increase by more than 10%, the gap between the Gangnam area and the Gangbuk area increased to 425.38 million won.

“As apartment prices in the provinces and in Gangbuk, Seoul are soaring, Gangnam is relatively inexpensive, and the feelings of holding a smart man are overlapping, so the rise of Gangnam continues.”

In addition, the Bank of Korea’s housing price outlook last month hit an all-time high again as more and more consumers expect home prices to rise in the new year.

We are interested in how much the supply measures that the new Minister of Land, Infrastructure and Transport Byun Chang-heum announced that he will bring out before the Lunar New Year holiday in February can calm the sentiment of housing consumption.

“If we effectively utilize subway station areas, semi-industrial areas, and low-rise residential areas, we can supply a sufficient amount of housing in downtown Seoul.”

It is also noteworthy that the pre-subscription for the 3rd new metropolitan area starting from Gyeyang, Incheon in July this year, can diversify the demand for housing.

The government plans to supply a total of 30,000 units in advance through pre-subscription this year by combining the 3rd new city and public housing sites, and to recruit an additional 32,000 pre-subscription tenants next year.
