Next year, the national average land price will rise by more than 10%. Seoul rose 11.41%, above the national average. The actualization rate of the publicly announced land price for next year is expected to be 68.4%, a 2.9 percentage point (P) higher than this year (65.5%). This is similar to the 68.6% target of the government’s disclosure plan.
The most expensive land in the country is the Nature Republic site in Myeong-dong, Jung-gu, Seoul, with an official land price of over 200 million won per ㎡.
On the 23rd, the Ministry of Land, Infrastructure and Transport announced that the procedure for viewing and listening to the owners’ opinions on the published land price of 520,000 standard parcels as of January 1, 2021 will be conducted for 20 days from the 24th to January 12th next year.
The standard land for price disclosure in 2021 was selected as 520,000 out of the 33.9 million lands subject to public disclosure. The published land price of standard land was calculated by applying the realization rate according to the’Real Estate Listed Price Realization Plan’ announced on November 3 based on the market price survey by appraisers.
In 2021, the rate of change in the publicly announced land price of standard land was 10.37% nationwide. By city and province, Sejong 12.38%, Seoul 11.41%, Gwangju 11.39%, Busan 11.08%, and Daegu 10.92%. In the case of Seoul, the fluctuation range increased by 3.5%p from 2020, but it is 2.4%p lower than in 2019.
By use situation, residential 11.08%, commercial 10.14%, agricultural land 9.24%, forestry 8.46%, industrial use was 7.56%.
The most expensive standard land in the country is Nature Republic in Myeong-dong, Jung-gu, Seoul, and the official land price per square meter increased by 3.77% from this year (199 million won) to 26.5 million won, keeping the status of the most expensive land for 18 years.
The rate of realization of the officially announced land price on standard land is 68.4%, similar to the target 68.6% according to the realization plan.
However, the Ministry of Land, Infrastructure and Transport said that the property tax rate on land is lower than that of housing, and that the change in property tax amount due to changes in the publicly announced land price will not be significant. Property tax amounts to 0.07% of farmland (separate taxation), 0.2% of factory land (separate taxation), and 0.2~0.4% of market land (separate summation).
The publicly announced land price plan is expected to be decided and disclosed on February 1 of next year after hearing opinions of the owners and local governments and deliberation by the Central Real Estate Price Disclosure Committee. The published land price can be viewed on the website of the official real estate price notification site or at the Civil Affairs Office of the City/Gun/Gu office where the standard land is located. If you have an opinion on the publicly announced land price, you can submit your opinion online to the official real estate price notification site by the 12th of the following month, or submit it in writing to the City/Gun/Gu office (civil petition office) or the appraiser in charge of the standard site.
