[전국]Seoul vs. private’development conflict’… will it eventually pass to the next market?

Seoul City and private companies are struggling here and there over large-scale development issues.

The problem of Korean Air’s handling of the Songhyeon-dong site is representative, and recently, the problem of Harim Group’s development of the Yangjae-dong logistics complex also emerged.

Reporter Goo Su-bon pointed out.

It is the site of the old Korea Cargo Terminal near Yangjae Interchange on the Gyeongbu Expressway.

Harim Group bought this site, designated by the government as an urban high-tech logistics demonstration complex, and submitted a development plan to Seoul in August of last year.

It is planning to build a 70-story logistics and R&D complex with a maximum floor area ratio of 800%.

However, Seoul, which has the right to license, requires a floor area ratio of 400% and less than 50 floors in consideration of traffic conditions and fairness with surrounding areas.

Harim argues that the city has suffered a loss of about 150 billion won so far due to the delay of the project, and argues that the city is ignoring laws, national plans, and government guidelines.

The arguments of both sides are sharply opposed, and some shareholders of Harim have even requested a public interest audit.

The sale of the site in Songhyeon-dong near Gwanghwamun in Seoul is also sluggish.

Seoul decided to make the site a park, but when there was no money right away, Korea Land and Housing Corporation and LH instead paid for the land to Korean Air and passed the other land owned by the city to LH.

The site for the Western Driver’s License Test Center in Mapo-gu was influential.

There is a need to discuss other candidate sites, but neither the Mayor of Seoul nor the President of LH are vacant, so the discussion cannot proceed.

It is a burdensome situation to decide on big urban development issues without a head.

In the end, it is expected that the clues to solve the problem will be resolved only after the next market is decided in April.
